First: It is my will that all of my just debts and funeral expesnses shall be paid. Second: I give, devise and bequeath all of the real estate of which I may die seized, of whatsoever description and wheresoever situate, and also the remainder of my personal property, if any, after the payment of my debts, to my son, William Simpson Sylvester, Normal, IL, as Trusteee, or his successors in trust, to have and to hold the same for the following uses and purposes, to-wit: It is my will and I hereby direct that my said Trustee, William Simpson Sylvester, or his successors in trust, shall collect the rents and income from my said real estate and pay the taxes thereon and keep up the improvements thereon in the same or as good repair as is reasonable and keep the buildings on said real estate property insured against loss by fire and pay the remainder of the said net rents and profits upon the payment of encumbrances on said real estate so far as the same will extend, and settle up my said estate so far as the same will extend, and settle up my said estate within two years next after my demise. It is my express will that my said Trustee shall have full power to sell at public or private sale any of the real estate at any time within the said period of two years when in the judgment of said Trustee, or his successors in trust, the same can be sold to good advantage for the Estate, and it is further my will that my said Trustee, or his successors ! in trust, is hereby fully empowered to convey any and all of my real estate under the provisions of this will be good and sufficeient warranty deed to any puchaser or purchasers thereof, it being my will that my estate be properly handled and conserved. It is further my will that within two years, my said Trustee shall convert all of my estate into cash by the sale of the same either by public or private sale and shall distribute as follows: One of said ten (10) equal parts to each: James Franklin Sylvester,son John Tilden Sylvester, son, William Simpson Sylvester, son, Nettie May Shields, dau, Fannie Belle Pepple, dau, Annie Adell Lyda, dau. Louise Kies, dau. Neal Sylvester, son, Charles Walter Sylvester, son And Arvine Green, grandchild, son of deceased dau. Minnie Sylvester Green. Louise Kies owes my estate the sum of Sixteen Hundred dollars together with interest, and it is my will that she shall pay into said estate, within one year next after my death, said principal sum of Sixteen Hundred and that no interest be charge her on the said principal. It is further my will that, should my said Trustee refuse or fail to act as such Trustee, then the Circuit court of McLean Co.,IL shall appoint a successor in trust. It is further my will that my son Thomas B. Sylvester shall have no share in my estate. LASTLY, I hereby nominate and appoint William Simpson Sylvester and J.F.
